Simple Home Staging Reminders

Now that your home is for sale and there have been a few showings, you may be wondering if there is anything else you can do to attracte and keep buyers.

Here are a few simple reminders when it comes to staging your home or condo.

Sight, sound and smell. Potential buyers are easily turned-off of a property if any of these three factors aren't up to their expectations.

Sight: When buyers walk into your home they are quickly taking in everything. The space or lack of space, toys, newspapers, colours palette and personal artifacts. Keep buyers focused. Clear and declutter your home, closets and cupboards too! When staging a house to sell, less is more. Pack personal items and remove unnecessary clutter from your space. This allows buyers to really feel the amount of floor space .

Sound: It's okay to have soft, soothing music playing in the background of your home while the buyers are in for a viewing. It can be a bit eerie for some buyers to hear complete silence while touring a home. This technique eases buyers, keeping them in the home longer, and allowing them to consider your house as their future home.

Smell: Smell is a sensitive issue. While one thinks something smells good, the other thinks it's a little stinky. Get all odors under control. In the winter, air out your home, even briefly just to bring fresh, clean air in. No one likes a stale smelling home. If you are already living in another home during the showing period, ask your real estate agent to air out your home prior to showings.

While these reminders seem simple, don't give buyers a reason to take your sale property of their want list.

Spring Time Staging!

It's already February 16, and in case you didn't notice the real estate market is very busy.

I don't have to look out the window to see the "For Sale" signs on the lawns, my phone line and inbox are hopping with home staging queries from homeowners eager to make as much money as possible on the sale of their home! Once my home staging consultations are complete my staging clients know whether or not to finish the basement, or complete a roughed-in bathroom what colour to paint - all in effort to help them make as much money as possible on the sale of their home. Updates are important be sure you know which ones will make you more money, and help sell a home on the competitive real estate market more quickly.
